NYC's Retail Explosion

RDM’s Blake Grosch and Joe Leach were in attendance for Bisnow’s 4th Annual Retail Real Estate Summit where industry leaders discussed the resurgence of the retail sector, the state of investment activity and measures retailers are taking to combat online shopping.

The dual-panel event featured professionals from Crown Acquisitions, Brookfield Office Properties, Cushman & Wakefield, Westfield World Trade Center, CBRE, The Howard Hughes Corp. and AKF Group with keynotes from Lacoste North America and Arent Fox.

In his keynote, Francis Pierrel, President & CEO of Lacoste North America noted:

• Retailers need to be where people want to spend money.
• The biggest opportunity is to locate where people find leisure - think Eataly
• NYC’s 5th Ave lacks a reason to attract people beyond shopping.
• Building owners need to understand DNA of a brand when designing stores - Lacoste is about colors.
• Brands need to maintain a long term vision to maintain profit.
• When it comes to tech, 40% of shoppers use their phone for shopping purposes.
• This is why shoppers need access to WiFi.
• Wifi also allows retailers the ability to track movement of people in the store.

The event featured two speaking panels. This is what we heard:

First panel
The first panel discussed ways to attract customers into NYC stores.
• Experiential retail is a great way to attract people to stores in NYC.
• Scott Galin (Handler RE) sees Hudson Yards & Downtown as the two new “hot areas”.
• Spiegelman (Cushman) sees West 57 as the most undervalued retail strip in Manhattan and is poised for dramatic change.
• Ecommerce represents 8% of all retail sales, brick and mortar is still most effective for selling.
• Alexander Hill (Eastern Consolidated) sees "spying" improving the customer experience.
• Edward Hogan (Brookfield) believes human experience is the key to success in retail.

Second Panel
The second panel discussed the state of the retail market and predictions for the near future.
• Kathryn Welch (Forest City Ratner) sees retail coming back across the country but notes it never left NYC.
• Christopher Curry (Howard Hughes) is excited about the transformation of South Street Seaport.
• Adam Ifshin (DLC Management) sees NYC playing “catch up” in order to have retail options comparable to other world class cities. Notes there's very little development in the US right now.
• Curry - it's hard to find retail with unique experiences in NYC. Tourists like to go where New Yorkers go.
• Welch has not seen foreign currency utilized in their deals.
• When Basel 3 is implemented there's no question the cost of capital will go up.
• Isaac Chera (Crown Acquisitions) has seen retail become “very mature” coming out of the recession. Prior to this there were players that didn't necessarily know what they were doing.  Also sees retail growing in every sector in NYC -- luxury, specialty, dollar store, etc.
• Steven Copeland (AKF Group) notes that NYC has a competitive advantage when it comes to infrastructure, not always the case in other cities.
• Welch sees rents increasing in all the boroughs Forest City Ratner has properties, thinks there will be a correction possibly in 2014. Notes large vacancies in some key areas.
• Chera predicts rents hitting $4000 per SF on 5th Ave.
•  Welch doesn’t see ecommerce ending any time soon. Believes retailers who embrace the internet will do much better. Sees event driven programs the future for success for brick and mortar.
• Based on recent survey data, Millennials still prefer to shop in brick and mortar.
• Hendrickson predicts 2015 will not be as strong as 2014.
• Welch also predicts retrenchment with sales and rent growth.

What We Heard: The Future of Downtown Manhattan

RDM was in attendance at Bisnow’s 3rd Annual Future of Downtown Manhattan event, which brought together the professionals working behind the scenes to reshape the landscape of downtown Manhattan.

The speaking panel included professionals from Silverstein Properties, Savanna, The Durst Organization, CBRE, Brookfield Office Properties, Douglas Elliman Real Estate, The Howard Huges Corporation and The Albanese Organization.


These are the nuggets of info we heard:

- Steven Spinola (REBNY President) - Lower Manhattan's future is once again bright and exciting.
- Nicole LaRusso (Downtown Alliance) says optimism is at an all-time high with new residential, office, retail, park space, etc.

Trends
- Marty Burger (Silverstein) - We'll continue to see old office stock in lower Manhattan converted to residential.
- Christopher Schlank (Savanna) - There will be pricing pressure for office tenants in a couple years in lower Manhattan.
- Schlank says 74% of leasing in '13 has been for spaces 25,000sf and less in Manhattan.
- Office rents are higher West of Broadway in lower Manhattan.
- Christopher Albanese (Albanese) - The accessibility of lower Manhattan is a draw for people who don't work in LM yet choose the area to live.  It wasn't like this in the past.
- Leonard Steinberg (Elliman) has seen LM grow into a humanly scaled neighborhood.
Incentives: 421G and Liberty Bonds has led to residential growth in LM.
- Edward Hogan (Brookfield) – Lower Manhattan is the hotspot for retail in Manhattan.  It is becoming a world class retail location.
- Christopher Curry (Hughes) says new building being constructed at Pier 17 will have 40,000sf roof deck, nothing like in Manhattan.
- When Conde Nast moved from Midtown to lower Manhattan, it was a game changer.
- The next step will be to connect all the pieces of LM.

The Next Mayor
- Landlords are nervous about what will come with NYC’s next mayor
- Access to good schools is still lacking in Lower Manhattan - this will be a challenge for incoming mayor Bill DeBlasio.
- Allen Gross (GFI) - DeBlasio should continue tax credits in order to continue transformation in lower Manhattan.

Getting Around
- Adam Foster (CBRE) – Lower Manhattan has best transport access in NYC.
- Steinberg - A draw to living in LM is cutting your commute; 30 min saved per day brings 9 additional days of vacation per year.
- Many tenants are now asking for bike storage rooms.

The World Trade Center
- World Trade Center is returning a better street grid to Manhattan.
- Robert Becker (Durst) – There is no limit to how you build space in the World Trade Center, however people really need to see a finished space to make decisions.

Tech
- Lower Manhattan boasts the most advanced fiber broadband network in the country.
- Downtown Alliance has a new program, called Launch LM, to promote tech growth in the area.

The West Side Has Arrived

RDM was in attendance at Bisnow's Future of Midtown West event where panelists came together to discuss the current projects which will transform the area from a collection of warehouses to a thriving neighborhood of offices, residential buildings and hotels.

The panel included CEO's and Principals of the companies working to transform the area; Related Companies, Brookfield Office Properties, Silverstein Properties, Cushman & Wakefield, Avison Young, CBRE, The Hudson Yards Development Corp and Moynihan Station Development Corp.

Here's what we heard:
- Panelists called Midtown West a city within a city.
- Related has a president just for its Hudson Yards development: Jay Cross.
- Retail will open in 2017 in Related's Hudson Yards building.
- Brookfield's 7.2M SF Manhattan West on Ninth between 31st and 33rd will have 2M SF of office, 400 residential units, 200k SF of retail, and a boutique hotel in two towers.
- The redeveloped 450 W 33rd will be re-skinned with a new lobby while offering 120k SF floorplates.
- Avison CEO Arthur Mirante says "NYC suffers from a dearth of Class-A office, but Midtown West will appeal to the growing media sector and financial services".
- Cushman's Bruce Mosler states "NYC has the same inventory as in the '90s, and conversions will subtract from that".
- Related's Jay Cross credits NYC's Olympics bid for spurring people to think about infrastructure on the West Side
- Meridian's Terry Baydala says "The highest and best use for properties will morph over the next five and 10 years, and change will permeate north, south, and east, breeding opportunities that are impossible to predict now".

State of the Market Recap (part 1)

Last week RDM attended Bisnow’s 4th Annual New York State of the Market Event at the Hilton New York.

Over three-hundred real estate professionals were in attendance, representing many of the city’s largest landlords. The event hosted two stimulating panel discussions. For this post we’re going to provide a quick recap on what was discussed during the first panel which highlighted current NYC real estate trends. This panel included Jason Pizer (President – Trinity Real Estate), Michael Laginestra (Vice Chairman – CBRE), James Wacht (President – Lee & Associates), and Greg Kraut (Principal – Avison Young).

• Midtown South is the hottest market in NYC
• The “cool factor” with buildings is now considered and Midtown is not cool
• Brooklyn is the new Manhattan and is attracting tech companies and techies
• Leasing in ‘12 is “on par” – ’11 was above average and the market is leveling out
• Real estate activity should pick up after the elections
• Corporations are trying to create “cool” office spaces to attract creative employees
• An open floor plan doesn’t work for all business types
• LEED buildings are less important as opposed to space needs
