New Fire Safety / Emergency Action Plan Requirements

Last week Adonis Taylor, EAP Coordinator, and Blake Grosch, Director of Sales & Marketing, attended the Bureau of Fire Prevention’s Comprehensive FS / EAP Review Session to gain further insight on the new guidelines that went into effect on August 1st. RDM was invited due to its status as a primary vendor in this sector. In attendance were also representatives from Crocker Fire Drill, Quality Fire Prevention, and Asymmetric Strategic Initiatives. 

Although the FDNY has sound reasoning for its updated requirements and has established procedures to achieve compliance, the process, as many building managers and fire consultants have grumbled, is still in development. The purpose of this meeting was to hatch out and define some of the gray areas with Captain Joe Evangelista who oversees the FDNY’s FS / EAP system.

At certain points during the session, Captain Evangelista made decisions on the spot based on the attendees’ suggestions. He furthered added that this is a work in process and that he is willing to listen to make the process clear and pain free.

Based on the discussion and RDM’s focus on EAP / FS floor plan and riser diagram creation, we were able to confirm the following points about questions our clients have raised with us:

Required for EAP / FS Floor Plan
- All changes, amendments, or new filings need a new sign & seal letter
- Separate file for each DWG, DWF, or PDF document– submit electronically or on CD
- All files follow file naming convention - Legend of symbols (include fire barrier)
- ALL permanent partitions, fire barriers & in-building re-location areas
- Egress path
- Sprinkler / standpipe system control values
- Emergency power generator & fuel supply tank and capacity

- Rider diagrams accepted in PDF
- Gravity tanks, indicating capacity and fire service
- Pressure tanks, indicating capacity
- Risers, indicating size and locations
- Siamese connections, indicating locations

Earlier in the week, Monday Properties' Director of Project Management; Hani Salama invited RDM President Peter Boritz and Director of Sales Blake Grosh to Arlington, VA to provide a tune-up session with their Property Managers on how to effectively utilize our space and asset management software.

Today, RDM's EAP Coordinator Adonis Taylor and Blake Grosh are attending the FDNY's Emergency and Planning Preparedness seminar in order to gain a deeper understanding of the new Fire Safety/Emergency Action Plan requirements which were put into effect in August of this year.

A Look Back At RDM in 2009

The last year had its share of highs and lows as individuals and organizations all over the world maneuvered their way through the worst recession in United States history. At Real Data Management, we understand how difficult this year has been, but before we welcome the upcoming year and focus on new challenges ahead, we would like to take a moment to look back at what RDM has been up to over the last year.

In the last year, we have had the opportunity to work with some exciting new clients such as:

• Behringer Harvard – the RDM team went to Las Vegas and New Hampshire to help the company establish consistency in their building measurements and floor plans.
• Hidrock Realty, Inc. – the RDM team measured five of their New York City office buildings, helping to maximize the use of their square footage.
• The Hampshire Companies – the RDM team measured three multi-use office/warehouse buildings in New Jersey and Connecticut.

This year also brought some new changes from the FDNY to Emergency Action Plans and Fire Safety Plans. RDM helped hundreds of building owners with the new changes to LL26 which require additional details to floor plans.

In the last year, we have successfully launched our new, web-based space management software for residential and commercial real estate. Our Real Access™ Multi-Family and Real Access™ Commercial software can be used with existing CAD floor plans and features:

• Interactive Stacking Grids
• Floor plans that can be emailed, printed or exported to Excel
• Easily create space layout scenarios
• Ability to move and allocate tenants or employees

We have also announced our partnership with Noveda Technologies, to help buildings become greener utilizing Energy Monitoring Systems. This breakthrough technology will help cities such as New York and DC, which require buildings to monitor energy consumption, track their energy use in real time. RDM’s partnership with Noveda Technologies will help provide a cost-effective way to track your energy consumption as well as help buildings in other cites as energy tracking becomes a standard across the nation.

As you can see, we have been very busy over the last year and are looking forward to the New Year and the new opportunities that it will bring. As 2009 comes to a close, we would like to wish everyone a happy and safe holiday.
